How does an interactive property sale work?

Three steps: you book your viewing of the property, you place your price online, and the seller selects the offer of their choice, with no obligation to accept any. Depending on the sale, offers open as soon as the viewing takes place, or are grouped into a short window set in advance when several buyers want to bid. The process is supervised by a professional (estate agency or notary office) from the viewing through to signature.

Is the starting price the selling price?

No. The starting price is deliberately attractive, often below the property's valuation: it is the minimum amount of the first possible offer. The final price is set by the buyers' offers, in full transparency. The market is what reveals the property's true value.

Am I committed if I make an offer?

Making an offer online does not commit you definitively. If the seller selects your offer, the sale then follows the usual path: signature of a preliminary sale agreement, then a 10-day statutory withdrawal period (French SRU law) during which you may withdraw with no cost and no justification.

Are there extra fees for the buyer?

No. Taking part in an interactive sale is free for the buyer and the fees are payable by the seller, unless stated otherwise on the listing. You pay nothing more than in a conventional sale.

How can I take part in a sale I am interested in?

Book your viewing from the listing — the viewing is mandatory before you can make an offer. After the viewing, you receive your access to place your price online during the offer period.

Can the seller refuse my offer, even the highest one?

Yes. The seller selects the offer of their choice, not necessarily the highest one: they may prefer a stronger financing file or a more suitable timeline. That is their freedom, and it is what guarantees a fairly balanced sale.
